Service & Pricing

A 3-hour emergency lights test checks that all emergency lighting in your property will operate correctly during a power failure for the full rated duration—typically three hours. This ensures safety for occupants, helps meet legal requirements, and identifies any faulty lights or batteries that need replacing.

A Domestic Electrical Installation Condition Report (DEICR), also known as an EICR or periodic inspection, is recommended every five years, when a property changes tenancy, or whenever there’s a change in household occupancy. Electrical circuits naturally deteriorate over time, and our inspection ensures your system is safe, fully functional, and meets all regulatory requirements—giving you complete peace of mind.

Pricing (for up to 10 circuits on a fuse board):

Studio / 1-bed: £95 + VAT

2-bed: £130 + VAT

3-bed: £150 + VAT

4-bed: £200 + VAT

5-bed: £235 + VAT

Additional circuits are charged at £20 per circuit, and extra fuse boards at £25 + VAT. The only extra costs are parking, ULEZ, or congestion charges (if applicable), along with VAT. Prices may vary depending on location. Larger properties and commercial premises may require a bespoke quotation, as sampling might be needed.

While conducting the inspection, we can also review any other electrical work you require and provide a combined price within your report. After the inspection, you’ll receive your report or certificate via email, usually within 7 working days once payment is received.

To keep your property fully compliant, we’ll enter your details into our calendar system and provide a reminder before your next inspection is due. We can also coordinate multiple inspections—such as EICR, Gas Safety, Boiler service, or EPC—directly with tenants or estate/letting agents, taking the stress off your shoulders and ensuring everything is arranged correctly.

Our service includes checking all documentation and records, identifying and correcting any non-compliance issues, performing a silent simulated fire alarm test to detect faults, and producing a comprehensive report outlining what was tested, any defects found, and recommended actions to keep your system safe.

Up to 20 devices: £150

20–30 devices: £150–£250

Prices may vary depending on your location. Typical properties like HMOs, communal areas, small shops, and offices usually have up to 20 devices. Larger commercial properties—such as restaurants, dental practices, and care homes—will require an on-site inspection to provide a personalised quote for your PPM service.

At Easy Electrical London Ltd, we offer comprehensive plumbing and heating inspection services for properties, including gas safety reports (GSR) and boiler servicing—ideal for new buyers, sellers, landlords, and tenants.

Easy Electrical London Ltd provides Energy Performance Certificates (EPCs) for properties, helping you understand energy efficiency and meet legal requirements.

Up to 4-bedroom property: £99 + VAT

We can also coordinate EPCs alongside other inspections, such as GSR, boiler service, EICR, and more, working directly with estate or letting agents or tenants. This ensures all inspections are scheduled efficiently and reduces the hassle for you.

Terms & Conditions

Daily Rate Cap

Our daily rate cap ensures you never pay more than the agreed daily rate for labour within one continuous 8-hour day. This gives you peace of mind and better value compared to charging standard hourly rates.

Job Completion & Approval

We want to make sure you’re completely satisfied before we finish any project. That’s why we ask that someone is present at the end of the job to review the work and approve the final invoice. If no one is available to confirm completion, an additional call-out charge may apply, along with any extra costs for changes requested that weren’t agreed beforehand.

Payment Policy

Payments are requested upon completion of the project, or on dates we agree beforehand. All invoices are itemised clearly and must be settled in full when received. We accept payment via credit card, cheque, or cash. Bank transfers are only accepted if agreed in advance. Late payments will incur an administrative charge of £15.
